 Foundation: cracks, shifts
Roof: new, old, overall condition
Evidence of leaks: check all ceilings and windows
Basement, atttic, crawlspace: dampness, adequate insulation
Quality and workmanship: condition
Energy efficiency: is the house tightly sealed
Plumbing: any unusual noises or malfunctions
Appliances: age and condition
Heating/cooling/electrical systems: adequate
Exterior: condition, and any repairs
Lot: drainage, trees, other fixtures
A professional inspection could save you thousands
Any offer you make should be subject to a whole house inspection with a satisfactory report. You'll know ahead of time what kinds of repairs you can expect in the near future. When the contract is written subject to an acceptable inspection, any defaults in the house must be either repaired or monetarily compensated for. If you are not happy with the repairs or do not receive fair compensation, you can cancel the contract, or re-negotiate.
